Two kinds of backyards, one builder

When it comes to backyards, Chula Vista is really two cities. West of the 805, many neighborhoods were built in the decades after World War II, on generous lots where a pool from long ago may still be sitting there, tired but solid. East of the 805, Eastlake, Otay Ranch, Rolling Hills Ranch, and Rancho del Rey went up from the late 1980s onward as master-planned communities, with newer homes, tighter lots, and backyards that were practically waiting for a pool.

That split shapes the work. In west Chula Vista, a lot of our projects are remodels: an older pool that still has good bones but needs a new surface, new tile, and modern equipment. Out east, it's more often a first pool — designed to fit a newer, smaller lot without swallowing the whole yard — plus the turf, deck, and shade that turn it into a complete backyard. Either way, South Bay weather means the pool gets used most of the year, so we build for daily family use.

Two things we handle that matter specifically in Chula Vista. First, most of the eastern communities have HOAs with their own design guidelines, and getting their approval before filing with the City keeps a project from stalling — we prepare the drawings and details the committee asks for. Second, newer tract lots often have narrow side yards, so we work out how excavation equipment gets into the backyard before we quote the job, not on the first day of work.
