Oceanside covers a lot of ground. Along the coast, South Oceanside and the neighborhoods near the pier are full of older beach-town homes on compact lots. Inland, Fire Mountain, Loma Alta, and Rancho del Oro climb into the hills, and the area around historic Mission San Luis Rey has newer neighborhoods with bigger backyards. First, some properties near the beach fall within the coastal zone, where certain projects need an extra permit review; we look into it early and take care of the filings. Second, a lot of Oceanside homeowners assume a San Diego builder won't make the drive.
