La Jolla is a patchwork of very different lots. Down near La Jolla Shores and Windansea, homes sit close together on flatter ground a few blocks from the water. Up on Mount Soledad, in La Jolla Heights and the Muirlands, backyards step down steep hillsides toward some of the best ocean views in the county. Bird Rock falls somewhere in between. A pool that works on one of those lots can be completely wrong on the next, which is why every La Jolla project starts with a walk of the actual property.
On the hillside lots, the work under the pool matters as much as the pool itself. Slopes around Mount Soledad often call for a soils report, deeper footings, and a retaining wall or two before pool excavation even begins. Get that right, and the pool and spa can sit exactly where the view is best. Near the water, the challenge is salt: marine air corrodes standard metal fixtures and fades finishes faster than it does inland, so we choose coping, tile, and equipment rated for coastal exposure.
Two things we plan for specifically in La Jolla. First, much of the community sits inside the coastal zone, where some projects need an extra permit review — we check your property early and build that step into the schedule. Second, narrow streets and close neighbors make access a real part of the job.
