GARZA POOLS IN RANCHO BERNARDO

When the pool is the same age as the house

Rancho Bernardo was planned and built in waves starting in the 1970s, and Westwood's cul-de-sacs of single-story ranch homes are still the heart of it. Those houses were built with sliders opening onto broad rear patios, and a lot of them came with a pool. Which means across Westwood, Bernardo Heights, Oaks North, Seven Oaks, The Trails, and RB West, there are thousands of pools now running on forty-plus-year-old bones: a surface worn rough, a tile line gone chalky, and a pump humming away at a rate a modern one would never touch.

That's the RB project. The shell is usually the healthy part — it's everything you see, touch, and pay for monthly that's expired. A new interior surface makes the pool feel smooth again and changes the color of the water entirely. New tile and coping erase the decade the pool was built in. And a modern variable-speed pump quietly ends a line item on the power bill that's been there so long it stopped registering. Inland water out here is hard, so the calcium line on the tile is nearly universal in this community — normal, and fixable in a day of the right work.

Two things we handle that matter specifically in RB. First, several HOAs operate here, each with its own architectural review, and getting the committee's sign-off before filing with the City is how a project avoids losing weeks. Second, this is inland North County — hotter than the coast, cooler at night than people expect — so shade placement and a properly sized heater are what keep the spa usable in January and the deck usable in August.

FAQ

Rancho Bernardo pool questions, answered

Do you serve Rancho Bernardo?
Yes — all of RB, including Westwood, Bernardo Heights, Oaks North, Seven Oaks, The Trails, and Rancho Bernardo West.
My pool was built with the house in the seventies. Can it be saved?
Almost always. Shells from that era are usually structurally fine. It's the surface, tile, coping, and equipment that have reached the end — and replacing those is a transformation, not a patch.
How much can new equipment actually save?
A modern variable-speed pump uses a fraction of the electricity of an old single-speed unit, and RB pools run most of the year. We'll look at your pad and give you a straight read on whether it's worth changing.
My HOA requires approval. Is that a problem?
No, it's just a step. Several associations here review exterior work before permits, and we plan for that review up front rather than letting it stall the build halfway through.
Why does my tile always look chalky?
Hard inland water leaves calcium along the waterline. It builds slowly and it's purely cosmetic — cleaning or replacing that band of tile takes years off the pool's appearance.
